There comes a time when you have to destroy. Whether you are a large company that needs to clear out an old structure to make way for a new office building, or a home owner than wants to demolish a wall to make your master bedroom super-sized, destruction is part of construction, and is called “demolition” to make the distinction of constructive destruction. The question is, how do you go about doing it? If you are the afore mentioned big company, you know right away you are not going to round up your sales force and hand them pick axes, dynamite, hard hats and set them loose (no matter how attractive that might sound); you are going to hire a company of demolition contractors to do the job for you. Any time you are considering going into a wall, you should put hiring contractors on the top of your to-do list. There may be a time or two where you can manage a small job, such as moving a light fixture a few inches one way or another, but when you are talking about removing part of a wall, its time to call in the pros. Any messing around with the structural integrity of a home or other structure is a recipe for disaster; you want some cooks with experience to handle it.
What to do
Now that you have decided to hire a demo contractor, there are more tasks for you to do. A few months prior to the actual demolition you need to contact the local municipal agencies for permits and rules, such as hours of demolition, noise levels and the like. Make sure you don't need approval from neighbor hood or city boards; if you do, get it. Determine how you will remove the waste and dispose of it in advance; you may need to hire a dumpster or specialty contractor to handle it. Identify any load bearing elements, as well as those things that will need special protection, like water, gas and electrical elements. Finally, make sure the contractors you are dealing with are properly licensees and that all of their references check out. Now you get to enjoy a little constructive destruction!
