Modular Buildings

What is a modular building?

A modular building is simply a pre-fabricated building that is then shipped to the building site and assembled there. Modular construction builds three-dimensional sections in an enclosed environment. The company begins with a very precise floor plan that is broken down into smaller pieces (or modules) and then built from there. Everything from the electrical systems to the plumbing to the finishing touches are completed before they ship it to you. From start to finish, it is a matter of days before the construction is complete, saving you months of time. Also, during the time that the modular units are being constructed, site development teams are preparing the site and performing any onsite construction.

So what does that look like?

A modular building can look however you want. Their flexibility meets any need you have. All forms of business have modular office spaces, from retail and hospitality to healthcare to security to storage facilities.

Companies often face sudden pressure to house additional staff. Modular buildings are a great solution for this because they can be constructed, shipped to the build site and assembled without ever interrupting your business operations.
Another great use of modular buildings is convenience stores and kiosks. These are obviously much smaller buildings so they are built very fast and have what they call in the construction business the marketing “WOW” factor. These buildings are instant and noticeable and create great market presence. They are also easy to add onto so that you can grow with your business. Modular buildings for the retail markets are manufactured using a pre-poured concrete floor system which gives the owner the permanent quality of a slab foundation but also affords the benefit of relocation should they need it.

Why modular buildings?

For four reasons: speed, value, portability and quality.

Speed - For people who need building space and need it in a hurry, modular construction finishes a custom designed building in a fraction of the time.

Value – Because most modular builders gain cost efficiencies from bulk purchasing, modular buildings usually have a lower square foot cost than conventional construction.

Portability – Modular buildings can be either permanent or temporary (called portables). However even the permanent buildings are still much more moveable than old a traditional building.

Quality – The modular building industry has come a long way since the days of leaky trailers and are now made to meet the highest standards.

Be Sure to Ask

When choosing who to go with for your modular building needs be sure to ask a few questions.

What is the company's expertise?

Do they have project managers for your market specifically or will it be a one-size-fits-all mentality? Every business has different needs so make sure they address yours.

How much knowledge do they have about building and will they be building for you or are they going to contract the job out to someone else. Make sure you know who you are talking to.
